Project GK is a confidential development program on ten acres of the Las Vegas Strip that directly touch Wynn Encore, facing across to the Las Vegas Convention Center. The program spans nearly three million square feet total. An 800-key ultra-luxury hotel dressed in the hallmarks of a storied couture house. A 144-key Sky-Villa tower with private car elevators that deliver supercars into glass-walled residential garages in the clouds. A 375,000 square foot casino-entertainment podium woven with indoor gardens and chef-driven dining. Another 230,000 square feet of flagship retail at street level. An 805,000 square foot valet structure feeding a members-only porte-cochère.
Project GK came into our scope through Greywater Capital, where Crystal was part of the four-person founding team. The vision was a development that treats discretion itself as an amenity. Less Strip spectacle, more cultivated mystique. The kind of ultra-luxury positioning that requires capital materials a tier above standard real estate marketing, because the investor and the future resident are the same kind of person.
We produced the institutional-grade capital deck, the brand architecture, and the investor-facing materials that carry the project through its confidential capital milestones. Further details are under NDA. What we can share is what Project GK proves about our studio. We can hold confidence at the level ultra-luxury development requires, and produce materials that move capital in that register.

We produced the capital deck, brand architecture, and investor-facing materials that moved Project GK through its confidential capital phase. Brand and narrative positioning for a development that sells discretion. Institutional-grade investor collateral. Diligence and data-room preparation. Every touchpoint calibrated for an audience that expects the materials to match the product.
